What Causes Interlock to Heave, Sink, or Shift?

What Causes Interlock to Heave, Sink, or Shift?

Most interlock problems in Toronto are base failures, not material failures. Toronto sits in USDA climate zone 6a and experiences 40–60 freeze thaw cycles between November and April each year: water infiltrates the granular sub-base, freezes, expands by approximately 9%, and pushes pavers upward. Over seasons this relentless movement breaks down even a well prepared base. The five most common root causes:

  • Insufficient base depth — ICPI standards require a minimum 8–12 inches of compacted granular for vehicle driveways; many Toronto installations fall short of this
  • Inadequate compaction during original installation — loose base material shifts under vehicle loads and frost pressure
  • Failed or missing edge restraints — without proper restraint, pavers gradually migrate outward at the perimeter
  • Poor drainage grading — water pooling on or beside the surface saturates the sub-base and accelerates heave

Root intrusion — tree roots within 3–5 metres can lift entire sections of a driveway over several growing seasons

Heaving Interlock — Freeze-Thaw Damage

Heaving is the most common interlock repair call across Toronto, particularly in residential areas of North York, Etobicoke, and Scarborough where many original installations are now 20–30 years old and well past their base life. In the majority of cases the pavers themselves are completely undamaged and fully reusable. Our masons lift the affected section, excavate to the depth of the failure, correct compaction and drainage to ICPI specification, then relay the original stones with fresh polymeric joint sand and reinforced edge restraints.

Sinking & Settling Interlock

Sinking sections indicate compaction failure or washout of sub-base material. Low spots collect water, accelerating damage through each freeze-thaw cycle and creating conditions for ongoing settlement. We excavate to stable native material, rebuild the base layer by layer with properly graded granular compacted in 4-inch lifts, and relay the original stones with a restored positive drainage slope of 2% minimum away from the home.

Our Interlock Repair Process

Lift, Regrade & Relay

Affected pavers are carefully numbered and lifted in sequence so they return in the original pattern and orientation. The sub-base is excavated to the required depth, fresh granular A material is added in compacted 4-inch lifts, and the surface is regraded for 2% positive drainage before relaying begins. Polymeric joint sand is swept across the full repaired area and vibrated in with a plate compactor. Edge restraints are reinforced or replaced.  The finished surface is typically indistinguishable from the surrounding area.

Repair vs. Full Replacement - How to Decide

Repair is the right choice when: pavers are structurally intact and reusable, the base failure is isolated to specific sections, and the original installation quality is sound. A standard repair costs $700–$7,500.

Full replacement is only warranted when: pavers are extensively cracked or badly stained, the product is discontinued with no close match, or the entire base is compromised edge to edge. Full replacement costs $10,000–$21,000+.

A free on-site assessment will tell you clearly which applies, we will never recommend full replacement when repair is the correct and more economical answer.

Frequently Ask Questions - Interlock Repair Toronto

Most interlock repairs cost $700–$3,500 for residential driveways and patios. Small heaving sections of 1–3 pavers: $300–$700. Large-area base failure repairs (200+ sq ft): $3,000–$7,500. In most cases original pavers are reused, material cost is minimal. All work includes a 2-year workmanship warranty. A free on-site assessment provides an accurate quote.

Yes in most cases. The pavers themselves are almost never the problem. Our masons lift the affected section, fix the sub-base failure following ICPI compaction standards, and relay the original stones. No new materials are needed unless individual pavers are cracked, broken, or discontinued. Over 90% of heaving and sinking interlock cases in Toronto are base failures that can be corrected without any new paver purchase.

Heaving is caused by the freeze thaw cycle. Water infiltrates the granular sub-base, freezes, expands by approximately 9%, and pushes pavers upward. Toronto experiences 40–60 freeze thaw cycles between November and April, far more than cities that stay consistently frozen. Over multiple seasons even a well installed base will show movement. The underlying cause is almost always insufficient base depth, inadequate compaction, or drainage problems, not the pavers or pattern themselves.

Most residential repairs are completed in one to two days. Small sections (20–50 sq ft) are done in a single day. Larger base repairs (200+ sq ft) may require two days. Avoid vehicle traffic on the repaired area for 24 hours after completion to allow the polymeric joint sand to set. The 2-year workmanship warranty starts from the completion date.

Sealing is optional but recommended for driveways. A quality polymeric sealer stabilizes the joint sand, protects paver colour from UV fading, and makes the surface easier to clean of oil and organic stains. Wait a minimum of 30 days after repair before sealing. Sealing too early can trap residual moisture in the base and cause new heaving.

Spring and fall are the optimal windows. Late April to mid-June and September to mid-October offer stable temperatures above 5°C, low precipitation, and enough time for the repaired base to consolidate before freeze thaw begins. Avoid repairs when nighttime temperatures are forecast below 5°C within 48 hours of work completion.

Yes. All interlock repair and re-leveling work is backed by a 2-year workmanship warranty unless otherwise specified. If the repaired area heaves, sinks, or shifts due to a failure in our base preparation or laying technique within two years of completion, we will return and correct it at no charge. The warranty covers workmanship, not damage caused by root intrusion, third-party excavation, or extreme weather events outside normal Toronto climate range.
