Bloor West Village / High Park Roofing Services
The neighborhoods of Bloor West Village and High Park, located north and south off from Bloor St., and extending eastward to where Dundas St. and Roncesvalles intersect, and westward to the South Kingsway boundary, and south to the Lakeshore Blvd.; represents one of the most culturally wealthy and diverse neighbourhoods in the GTA. There is a distinct European feel to the area.
It is the area where this writer grew up in the late nineteen sixties and early nine-teen seventies. A great deal has changed in the five decades since AVENUE ROAD ROOFING® began serving the residents and business owners in the various communities that make up this historic district. My relatives of Ukrainian decent chose to live in the area back in the early sixties.
Our company has literally completed work on every street in those areas, and we continue to do so today, with three of our ten estimators dedicated to the region, and whom live in the areas within, and nearby the High Park and Bloor West Village areas.
This community prefers to support local shops and vendors whom are invested in their community. The area serves as a tremendous example of entrepreneurial success which include excellent restaurants, bars, and boutique shops of varying types, that make it a destination to visit when vacationing in Toronto.
The beautiful and historic High Park offers a central attraction which includes a zoo and boasts some of the best cherry blossom trees in Ontario that bloom each spring. The park is bordered by Parkside Dr. to the east and Ellis Park Ave. to the west. Bloor St. and the Lakeshore Blvd. represent the north and south boundaries.
Travelling along HighPark Ave. eastward, one will run into Indian Rd. and it’s tributary streets; all of which have examples of AVENUE ROAD ROOFING® and AVENUE ROAD MASONRY projects of various types.
Travelling east of, and or west of the Humber River bridge; which leads to the Old Mill, and where Etobicoke starts at Park Lawn Road; there are low rise apartment buildings where we have provided service repairs, and both flat roof and shingle roof replacements as some other examples of our work on both the North and south sides of Bloor St. crossing the bridge from either direction.
Our commercial division has completed flat roof replacements on many of the stores along Dundas St.,Bloor St., and Annette.St. leading onto Dupont St. which also includes the historic Junction neighbourhood. This area also comprises part of the general region.
West off of Jane St., and parallel to Annette St. is the entrance to the Baby Point enclave of homes. These stately homes that back onto the Humber River and the Old Mill , represent many properties we have worked on, which include the various adjoining streets leading toward the park located to the south. We have completed work all over these streets with one very recognizable home, which is built into the side of a hill close to the Old Mill Inn (also a client for cedar shake repairs).
Our 16,000 sq. ft. warehouse, office and metal shop are located centrally in the west end, off of Dufferin St. This places us minutes away from the High Park, Bloor West Village, and OldMill/Etobicoke neighbourhoods that we have been serving since 1974.
To learn more about the services we supply, read on, contact us in person, or visit us in person, or on-line.
We are grateful to our valued clients, -vendors, and our dedicated staff, that have all contributed to our being a preferred choice for roofing and exterior contracting services for the businesses and residents of The Bloor West Village and High Park neighbourhoods for over fifty years.
Bloor West Village / High Park Shingle Roof Replacements and Repairs
Throughout the area are homes that were built in the late 1800’s and into the early nineteen hundreds. Typical architecture for these areas include Victorian, Edwardian, and Gothic styles characteristic of the time. Many of these historical beauties have rear coach houses, once designed as stables, but now have been repurposed into valuable guest suites or added living/work spaces. Features such as circular turrets, and cedar shingle clad dormers and gable walls, represent some of the original charming period details of these homes.
When replacing such sloping roofs we will typically tear off multiple layers of shingles, including original slate or cedar as were the typical sloped roof coverings of the day. On some streets, the homes were built very close proximity to one another, which requires a considerable effort to protect adjacent properties, pedestrian walkways, and associated gardens.
After the lawful disposal and or recycling of the old multi-layer roofs, it is frequently necessary to repair the board or plank decking beneath. Original plank decks would require that a new layer of plywood sheeting would need to be installed, to account for the large spacing between the boards ,and to supply a uniform substrate to properly adhere the new shingles. (To note is that we are among a few roofers in Toronto that are skilled to install slate tiles, and cedar shingles; for those interested in preserving a heritage identity for their properties).
Most popular today, are installing fiberglass laminate shingles. They represent the most cost effective choice that provides a thirty year life-cycle proposition (or beyond if one selects premium tri-laminate choices).
When installing a new sloping roof assembly on one of these area homes; one must consider the roof as a system. This refers to the fact that these old homes leaked air, were not thermally efficient by today’s standards, but they could “breathe”. Such original incarnations did not experience issues of ice damming or condensation typically, (unless having a tricky design detail that trapped snow).
Fast forward to the past three decades, where such homes have received modern renovation techniques, including added insulation, high efficiency furnaces, thermal windows and doors, etc., etc. The summary effect being that the interior environment of the home has been changed to become more thermally efficient.
Such upgrades require that particular houses now require the ability to breathe in the context of the soffit and attic areas.
Some of these homes have living space where an attic might normally exist (Usually third storey gable designs). Other houses retain a traditional attic space, and others styles have an interrupted attic space resulting from dormers as an example. Therefore necessary in roof replacement design is to include a balanced ventilation system involving at least 50% intake and 50% exhaust. Further roof design considerations include water resistive underlayment applied at the roof eaves areas (a minimum of 24” past the heated interior wall), and key appliance details. Fiberglass felt or synthetic underlayment is installed to cover the balance of the roof surface, and the replacement of metal flashing details, skylights, associated flat dormers, snow basins, and so on; all of which represent elements to be completed during a typical shingle roof replacement procedure.
The ARR process involves evaluating the roof including interior considerations necessary, supplying a no charge written estimate, and meeting our clients to review the specifications, options, and to answer any questions our clients may have.
Experience teaches us that an educated and informed client makes a sound construction investment, and that it results in a high degree of customer satisfaction. This has supplied us with consistent referrals over the past five decades. Clients have learned that doing a project the right way is in fact the least expensive approach over time, even if representing a slightly higher cost at point of installation. The old saying holds true, that one gets what they pay for most typically.
Because homes in the Bloor West Village/high Park area, are as a majority steep, and some with complex roof lines; the investment in a roof replacement can be a considerable financial confront. As a result; we offer comprehensive repairs and strategic leak repairs, when viable.
If you do not need a new roof now, we will tell you. Many clients have turned to us at a later time when they actually do require a roof, because we have succeeded in solving an initial leak problem through our repair initiative originally.
A good candidate for sloped roof repair typically includes the following:
- The roof leaks in an isolated area (not multiple areas)
- There is one layer of shingles or covering material (ie: slate)
- There is no evidence of rot or mould on the interior.
- The leak is near an appliance item such as a chimney, pipe, skylight, etc.
- The shingles are less than twenty years old.
We offer two models for dealing with sloped, shingle roof repairs. The first involves having an estimator quote a particular scope of work and for which our Production Dept. will dispatch to complete the work detailed.
A second approach is more along the lines of “search and destroy”. This involves the dispatch of two (health & safety requirement) technicians or roof mechanics to travel to site, search out the cause on the roof/interior view, and repair the issue. We charge a flat rate which includes the first hour of work, plus a fee per hour thereafter, plus materials. Such service is designed to be no more than two to three hours in duration. This service can be arranged through our Reception. Examples could include a tree branch causing damage, tarping over an area to secure the site, replace a few shingles, etc.

High Park / Bloor West Village Flat Roofing Replacement & Repairs
Characteristic of many homes in the area; there are flat roofs situated on dormer tops, there are flat balconies, porches, widow’s peak flat roofs, flat roofs utilized as entertainment decks, and of course commercial buildings from hi-rise apartments, to low rise storefronts. All of these circumstances rely on water-proofing systems of various types.
Where residential properties are concerned, AVENUE ROAD ROOFING® prefers to install two ply modified bitumen systems; using a flameless, cold applied procedure. This method is preferred on schools and hospitals, and senior residences due to low emissions, and fire safety considerations.
As the majority of homes in the area are north of one hundred years old, the process makes the most sense to mitigate risk when dealing with older timber structures. The cold applied adhesives provide a super strong bonding of the bitumen base sheeting and granular surfaced cap sheet.
AVENUE ROAD ROOFING® and it’s associated commercial roofing company AVENUE ROAD COMMERCIAL ROOFING Inc. are experienced and certified installers for many leading waterproofing manufacturers such as Firestone™, IKO, Soprema, Bakor and Certainteed™, among others. We are of course licensed, bonded and insured.
Where non- combustable substrates like steel decks or concrete decks are concerned (typically commercial and industrial projects); we offer conventional four ply BUR systems, and a single ply option TPO.
It has been popular for residents that have flat roofs which can be accessed from the interior of the home, to install roof decks to create useable living space, or tenant space for the warmer months.
The carpentry division at ARR can supply such installations after we have completed our flat roof replacement in such instances. This provides one stop, one source responsibility for our clients and avoids third parties damaging the waterproofing.
Key elements of flat roof installation typically involve the removal of existing multiple layers.(In general terms, consider one layer of flat roofing for every 15-20 years of age of the home or building). It is common to tear off 3-5 layers of flat roofs in these communities, and sometimes more.
This is important to remove excess weight (load) on the structure. It further provides the opportunity for the repair of any rotted decking resulting from prior years of water infiltration.
Once the decking (substrate) beneath is sound, a vapour retarder layer is applied. Over that; is installed thermal roof insulation (usually a minimum of one inch of polyisocyanurate); which serves to combat the effect of thermal bridging, and to increase thermal efficiency. Application of a protection board insulation is laid on top, which is mated to work with, and supply proper adhesion of the waterproofing membrane itself.
The base ply membrane is fully adhered with special adhesive, and the second ply, granulated cap sheet forms the finished surface. Detail work involving the membrane include target flashings for walls, pipes, penetrations , curbs, and so on.
Metal flashing profiles can then be measured and custom fabricated in our metal shop. Sheet metal mechanics perform the final installation in the field. Heavy gauge pre-painted steel in a variety of colours, as well as copper and leaded copper represent the choices the client has in order to complete the roof installation.
Flat roof repairs are a commonly requested service that we are also able to provide. Step one involves sourcing the origin of the leak. Where wooden roof decking is concerned, leaks appearing on the interior are usually originating in the same vicinity on the roof surface. The same is often true for concrete substrates.
Where metal roof substrates are concerned; the likelihood of water travelling from the leak origin point to where it becomes visible on the interior can be another story. Most typically under such circumstances the water will travel under the assembly, along the channels of the fluted metal deck panels beneath. The water may exit into the building at the first opening or penetration it may encounter. This can be literally scores of feet away from the leak origin point.
Once the leak origin(s) are sourced; the strategy for strategic repairs can be communicated to the client.
Some flat roof repairs involve removing an isolated section of the roof, replacing soaked insulation and bonding new waterproofing materials with the existing roof. In other instances, it may involve replacing a particular roof section from one side to an opposing side.
On BUR (tar and gravel) systems; temporary repairs can be achieved by pouring bags of Portland cement over an affected area when wet, until more permanent repairs can be completed.

High Park / Bloor West Village Eavestroughs, Siding, Soffits, Fascias-Replacement and Repairs
The Eavestrough (gutter) system on a home or building is an important element which is necessary to carry rainwater away from the building foundation, and ultimately to keep one’s basement dry.
There are a number of choices available in rain ware today, which include aluminum gutters, which are the most commonly selected due to their relatively inexpensive installation cost and that they are available in a variety of baked on colours.
Common gutter sizes include five inch and six inch K-style. They are mated to 3”x3” square down-pipes,or 4”x3” pipes which are preferred for long, steep slopes. Six inch gutters are usually specified for large roofs such as found on Church buildings. We are able to extrude gutters to virtually any length in our mobile trucks. One is only limited by the length of aluminum coil.
European half round gutters with external steel brackets are another available choice which are available in aluminum profiles as well as copper versions.
Popular on homes which have original style cedar or slate roofs, is to mate them with copper eavestroughs. Leaded copper is also a choice. Copper gutters do require soldered or braised seams, and will last fifty years if done well. Beware of people installing copper gutters at a low cost, only to discover that they are caulking the joints.
The costs for installation of eavestroughs are influenced by the access involved to safely reach the work area. On some streets, the homes are close to one another, the roof pitches are steep, or cut up with dormers. This can require multiple set ups to reach particular area runs of gutter.
Hydro wires can also be a consideration. In older neighbourhoods, such wires come from the street and are attached to masts at the home connection. Newer subdivisions have such utilities buried below the ground. Hydro wires situated near working areas require blanketing or temporary disconnection which ia arranged via the utility provider. In Toronto, such utilities rely on contracted firms to service these requests.
The same access considerations are applicable to the installation of aluminum soffit panels and the cladding of fascias and gable end boards. The advantages include reduced painting and maintenance of such areas, and some degree of protection from animal intrusion.
Squirrels, raccoons, and birds are commonly encountered creatures in the area, which can create damage to these areas in addition to the roof. As a result, we are often requested to complete repairs to such areas. Typically, an animal removal specialist will remove or lure the critters out first using one way door traps, and then we will restore any associated wood damage and or cladding involved.
Changing the colour of aluminum cladding and gutters is a popular way to update the appearance and freshen up the look of a home’s exterior façade.
We also can restore the beautiful natural wood soffits found on the period homes in the area, which can include porch ceilings. This work is typically handled by our carpentry division.

Bloor West Village / High Park- Slate Roofing- Cedar Shingles & Shakes
The original roofs on homes in the High Park area were slate as a majority, with certain homes having cedar shingles. Evidence exists today on many homes that still have the original cedar shingles remaining on gable end walls and sidewalls, and dormer areas.
Slate can be considered a one hundred year roof. It is fire proof,a fully recycleable material, does not off-gas,and can be considered a truly sustainable building product by today’s definition. Installation of slate can be considered a premium choice and be cost prohibitive for some homeowners however.
For our clients that prefer to retain the original character of their property by using authentic slate; Medium grey and black slates are the most common choice for restoration in the area. There are coloured slates also available such as green and plumb colours which are used to create patterns within the roof surface. St Martin in the Fields is one such area Church that had original slating with a pattern design for many years.
Today; there are synthetic slates, such as Eco Slate™ which replicate the look of original slate but are much lighter weight and have composite construction including recycled materials. They are designed to reliably last for fifty years. An additional advantage is that they are priced competitively with high end Luxury laminate fiberglass shingles which also are deemed to have a similar life-cycle.
AVENUE ROAD ROOFING® are among a few contractors remaining in the city that are experienced to install, repair and restore slate roofs. In fact we retain a supply of harvested slates for completing slate repairs throughout the city.
Cedar shingles and shakes have enjoyed a revival over the past decade. It is hard to beat the look and smell of new cedar shingles with their blond, honey, colour that will eventually weather to a silver grey.
Cedar products are a good exterior insulator on walls, and so some clients have replaced their roofs with new asphalt products, but use cedar on associated dormers and wall areas to retain a look reminiscent of original building design.
As one of a few authorized installation contractors in Ontario for the CCSB (Canadian Cedar Shake & Shingle Bureau); AVENUE ROAD ROOFING® can provide Bureau warranties for materials in addition to their own transferable labour warranties.

it was a pleasure working with everyone at Avenue Road Roofing (ARR) and the finished product is incredible. I am a furniture/cabinetmaker myself, and let me just say that the kind of work ARR does is NOT the norm
This is my third time hiring Avenue Road for exterior work on my house. I have a very old house, and the jobs are always tricky. I wouldn't trust any other company to do roofing, siding, and exterior work. As always, they are reliable and do great quality work. Phil is knowledgeable and provides honest, fair quotes. Tony and Sunny, the aluminum experts, always do a fantastic job. Jason is so pleasant to deal with over the phone. Highly recommend Avenue roofing for all exterior work. I couldn't be happier with the end result.
Avenue replaced our two level 30 year old built up roof which developed a severe leak. The work was done on very short notice and in a professional manner. The roofing crew worked long days to ensure the roof was tight each night during the work. They very polite and left our property clean each day. Matthew, who prepared the quotation for the work, was very responsive and worked to ensure our roof replaced as quickly as possible.
Excellent service on installation and outstanding after installation service. Today they checked my roof as I was seeing black pieces in my back yard. They climbed up on the roof and checked everywhere and it was Not coming from the roof which continues to be in excellent condition. I highly recommend Avenue road roofing.
Class and Joe were amazing. Being only females in this family and mostly retired, we appreciated their courtesy, friendliness, respecting distancing and their honesty. Avenue road put a new roof years ago and they did amazing job. This project was the same. Thanks so much for your service.
