In short, we have made it quick, simple and easy to order the maintenance services typically required for a roof that is 5-15 years old.

Remember, a flat roof is not as visible as a sloped roof and problem areas are more difficult to spot. However, the professionals at Avenue Road Roofing can often identify a problem area while it is still possible to correct the problem before a water leak develops.

Check & remove any debris on field of roof.
  • Plants, debris, broken bottles can prematurely degrade or penetrate the integrity of the waterproofing membrane.  Exclude major accumulation of dumped garbage.
Check /clear existing roof drain pipes (excludes drainage connections below roof grade or ground grade).
  • Prevents debris from clogging drainage pipes below the roof, which can result in leaks, diminished drainage capacity or excessive water buildup on roof’s surface.
Check for blockage of downpipes above ground grade (for external trough or scupper drain systems).
  • Helps prevent water backup or resulting leaks through the roof’s drainage perimeter.
Temporarily secure any loose metal flashings at flat roof perimeters.
  • Prevents water infiltration under vulnerable perimeter roof areas and prevents metal work from becoming airborne, which could put pedestrians at risk and/or damage property.
Reseal with dimonic sealant up to a max. of 100 linear ft. of metal flashings.
  • Helps prevent leaks.
Inspect/caulk seals around skylight units on flat roof.
  • Identify and seal leaks and/or provide remedial caulking until a more permanent solution can be implemented.

Inspect tie-in junctions of flat roof to associated slopes or neighboring flat roofs.

  • Identify and correct small problems before they turn into big problems.
Inspect roof / caulk minor fissures or splits.
  • Early repair of heavily worn areas can extend the usable life and help avoid potential leaks until the roof is ready for replacement.
Inspect roof and report any recommendations.
  • Identify, splits, fissures, alligatoring, cracks or blisters. Finished report provides an honest  appraisal of key roof components and predicted longevity. 

    This makes it easier to budget for predictable future repair or replacement of the roof, and provides assurance to insurers that the integrity of a roof system warrants renewal of the policy.
